Dawson Creek – A Waterfront Marina Community

We are proud to present Dawson Creek, an 815 acre boating community located along the Neuse River and Dawson Creek in Pamlico County, called the Inner Banks. What makes this community unique is the mixture of open fields and meadows, as well as mature forest areas that offer a variety of home sites to fit your needs. Dawson Creek offers beautiful waterfront and interior lots along with amenities for the entire family.

We are the developers of Dawson Creek and we have been developing waterfront marina communities in eastern North Carolina for over 20 years and we are extremely proud to introduce Dawson Creek.

Section I: There are a few home sites left remaining with a great selection of waterfront home sites. These home sites are close to the club house, tennis courts, and water-park complete with picnic area grounds, canoe and kayak launch, fishing pier and gazebo. This is a beautiful wooded area with home sites located in manicured woodlands. The properties in this section are estate size and offer the utmost in privacy, with the convenient access to the waterfront amenities. As a waterfront property owner, you would be able to construct your own dock and as an interior lot owner, you would have the opportunity to purchase a slip in our marina which is proposed to begin late 2010 or early 2011.

Section ll: Has recently been released and now available with a terrific selection of waterfront, water view, marsh view and interior home sites, which will offer the last of the waterfront lot in the community. Keep in mind that we are currently offering discounted opportunities on lots for short time with financing available.

Amenities: The planned amenities will consist of a club house overlooking Dawson Creek complete with meeting and gathering rooms, kitchen, handicapped bathroom facilities, fitness center, built-in swimming pool and tennis courts. Adjacent to the club house will be a waterfront park complete with picnic area, fishing pier, gazebo, canoe/kayak launch and docking facility.

Marina: Dawson Creek is a true boating community, Daniels Point Marina, a proposed 650 slip upland disabled placard basin, deep water, individually deeded boat slip marina, with a boat launch ramp is planned and already in the permit approval process. The marina will be owned and operated by the slip owners. Slips will be offered from 25 feet to 50 feet complete with water and electricity and will become available on a first come, first serve basis. The current pricing for the slips is $1500 per linear foot with increment price increases planned. Overlooking the marina will be the Harbor Club with amenities. A restaurant as well as a ship store is also planned for the community. The marina is only a short distance to the Neuse River, again, Daniels Point Marina will be in a very protected upland basin marina and have at normal water level of 8 feet of depth, with a protected 60′ wide channel leading out to the Neuse River. However, you are not required to purchase a boat slip at the marina and there will be a boat launch and ramp located at the marina for property owners to use.

Infrastructure: The roads located in Dawson Creek are paved and have concrete curbing. County water is already installed along with underground power and fiber optics telephone lines have been installed to each home site. Section I and II roadways and utilities with each lot having septic tank permits in hand and ready to build. All roads at Dawson Creek are constructed to North Carolina Department of Transportation standards, but will remain private, as Dawson Creek will be a gated community. The entrance ways Section I and Section II are completed.

Covenant and Restrictions: In order to preserve and protect the character of Dawson Creek along with protecting and maintaining real estate values, Dawson Creek has adopted a complete set of approved and recorded covenant and restrictions. I would be happy to provide you with a copy of the plat map as well as a copy of the covenants via email along with the Articles of Incorporation.

Maintenance and Real Estate Taxes: In order to always maintain a well groomed appearance of Dawson Creek Waterfront Community and to preserve the real estate values, we have set up a regularly scheduled maintenance program for the roadways, all community areas, (except wooded wetlands) will have the underbrush removed at least twice a year, all fields will be mowed every three weeks and most of the coastal marshes along the water will be cut at least twice a year. Once you have moved into your new home the advantage that you will have is that, until your neighbors build, their property will remain well groomed. Pamlico County has an extremely low property tax rate of$.69 per $100 of assessed value.
